In the county, no one is coming to inspect your foundation. That is why we hire an engineer to design the foundation, then have an onsite engineer inspection prior to pouring the concrete.

There is a secret in the Texas building industry that surprises many transplants: Texas is the "Wild West."

If you build inside city limits, you have code enforcement. But a vast number of luxury custom homes in Parker and Tarrant counties are built in the ETJ (Extraterritorial Jurisdiction). In these areas, there is often zero required code enforcement. No city inspector is coming to check the rebar in your foundation or the wiring behind your walls.

The Enemy: Expansive Clay Soil

This lack of oversight is dangerous because North Texas has some of the most volatile soil in the country. "Expansive Clay" acts like a sponge—swelling when wet and shrinking when dry. This movement is the #1 cause of foundation failure in our region.

The Dwell Standard

We do not build to "code minimums", we build to Dwell Standards. Because we often build in areas with no oversight, we act as our own strictest regulator. Even though not required, we still hire engineers, third-party code inspectors, and energy efficiency inspectors.

  • Engineered for Soil: We perform soil tests on every lot and hire third-party engineers to design a foundation specifically for your dirt.

  • Third-Party Inspections: We hire independent inspectors to verify our framing, plumbing, mechanicals, and energy efficiency standards before the walls are closed up.

  • Owner Habits: We educate you on "Foundation Stewardship"—teaching you how to maintain consistent moisture levels around your home (drainage and watering) to protect your investment for decades.

Why It Matters

When you are building a legacy home, "legal" isn't good enough. You need a builder who does the right thing when no one is watching.
